DEMONSTRATION - ILLUSTRATIVE DATA - BI Consulting Services

Lutheran Services Carolinas · Salisbury, North Carolina

The 45-Day Window

An NCDOI Article 64A quarterly filing pack, assembled as a live board. Flip the reporting entity and the quarter appears the way the Department receives it: the eight ratios three years back and three forward, the 12-month daily average occupancy by living unit type at every North Carolina community, and the governance notices, all on one clock.

Design concept. Three of LSC's eleven senior living communities are licensed North Carolina CCRCs: Trinity Oaks in Salisbury, Trinity Elms in Clemmons and Trinity Landing in Wilmington. That makes the quarterly assembly job real and recurring. This board is built around the obligated group filter sitting beside the per-community filter, because that single switch is the difference between a management view and a filing view. Our focus is the modernization of websites and deep analytics.

The eight ratios, three years back and three forward

G.S. 58-64A-150(a)(39) requires this table for the provider alone and for the obligated group, with a narrative for any material change. Both perimeters are shown because the statute asks for both. The active one is highlighted by the reporting entity switch.

Ratio FY2023FY2024FY2025 FY2026 FFY2027 FFY2028 F Material change narrative
Forecast years, (a)(39) Active reporting entity Narrative required this cycle
1
Across the six years in view, 4 of the 48 obligated group cells move enough to require a written narrative, and three of them are Trinity Landing fill-up effects rather than operating deterioration.

The 45-day clock

One dial per quarter end. The outer ring is the statutory window; the inner ring is how much of the pack is assembled.

2
Quarter ended 30 Sep 2026. 40 of 45 days remain and 14 of 19 pack items are ready, so the pack is 74 percent assembled with 89 percent of the window still open.

The Carolinas footprint, and which three communities the Department asks about

Eleven senior living communities. Three carry a North Carolina CCRC license and therefore appear in the quarterly occupancy schedule by living unit type. The other eight are shown because leadership runs them, not because the filing does.

3
The three licensed CCRCs hold 896 of the portfolio's living units. Trinity Oaks alone carries 424 units, 47 percent of the filing footprint, which is why its occupancy mix moves the group number more than the other two together.

Occupancy by living unit type

G.S. 58-64A-205 asks for the 12-month daily average occupancy rate by living unit type at each North Carolina community. This is that schedule, drawn.

4
Trinity Landing independent living sits at 88.1 percent this quarter against Trinity Oaks at 95.2 percent. That 7.1 point gap is the single largest occupancy spread in the filing footprint.

Eight quarters of cash and coverage

Days cash on hand as the line, debt service coverage as the bars, on the perimeter you have selected. The Commissioner may demand monthly statements under G.S. 58-64A-215, so the trend matters as much as the point.

5
Days cash on hand has moved from 228 to 243 across the eight quarters shown, and debt service coverage from 1.52x to 1.66x. Neither series has a quarter-over-quarter fall large enough to need a narrative.

Five fiscal years of occupancy at year end

G.S. 58-64A-150(a)(21) asks for occupancy by unit type for five years at fiscal year end. Separate schedule, separate cadence, same source data.

Living unit typeFY2022FY2023FY2024FY2025FY2026 FUnits
6
Across the five years in view the filing footprint has added 96 occupied units, and 74 of those are at Trinity Landing, which opened in 2022 and is still filling.

The pack, item by item

Everything Article 64A asks for in a quarter, plus the two annual and one semiannual obligations that land near it.

    7
Five of nineteen items are still open, and four of the five wait on the same input: the obligated group occupancy roll-up by unit type.

    Ask the data

Type a question in the words you would use on a call. The board answers from the same figures the panels above are drawn from, and tells you which panel to look at.

This panel runs on your own server. The question, the figures and the answer never leave your tenancy.

Three automations that would run this quarter without you

Hours shown are illustrative, based on a quarterly cycle for three licensed communities and two reporting perimeters.

    Quarterly pack assembly

Replaces the spreadsheet chain between finance, each community and the filing binder.

Pulls the unaudited statements for the provider and the obligated group, computes the 12-month daily average occupancy by unit type at each community, and renders the G.S. 58-64A-205 pack as a dated PDF with every figure traceable to its source row.

    46hours a quarter

    Ratio watch and narrative draft

Replaces the manual year-over-year read across eight ratios, six years and two perimeters.

Recomputes all eight ratios on close, flags any cell that moves past your materiality threshold, and drafts the first version of the narrative with the drivers named, for finance to edit rather than write.

    22hours a quarter

    Governance notice tracker

Replaces the email search for board, officer and document changes before each filing.

Watches the board roster, the president, CEO and CFO positions and the organizational documents, and raises a notice item the day a change is recorded, so the 58-64A-205 notice is already written when the quarter closes. Also schedules the semiannual resident meetings under 58-64A-360.

    9hours a quarter
    77 hours a quarter

Roughly 308 hours a year, or the better part of two months of one person's time, returned to the work the filing is supposed to describe.
